This website was created as a way for our members to connect and communicate, and to help our Association conduct its day-to-day business more efficiently. We welcome those who are just visiting and hope the information contained on the public pages of our website helps you to get to know us better.

What is the Summit Knolls Homeowners Association?

The Summit Knolls Homeowners Association is one of several associations within the Summit Knolls Community. We are a self-governed and self-managed association. Beginning in 1972, we have grown to 238 residences built as two-story or one-story units. We are very proud of our community and work hard to make it a safe and pleasant place for our residents to call home.

How do I know if an address is included within the Summit Knolls Homeowners Association?

How is the Summit Knolls Homeowners Association Managed?

The affairs of the Summit Knolls Homeowners Association are managed by a Board of nine voting members, all of whom are homeowners within our Association. These Board members are elected by the general membership at the annual meeting and serve for a term of three years. The Board, in turn elects the following officers to serve for a period of one year: President and Vice President.

The Summit Knolls Homeowners Association Board oversees the annual budget, as well as the rules and regulations for our common areas. The Summit Knolls Homeowners Association employs a full-time Property Manager who reports directly to the Board. The Property Manager supervises part-time and seasonal help that are utilized on an as-needed basis, oversees the maintenance of the common grounds and the infrastructure, as well as oversees the contracted services for snow and trash removal. Our Association also employs a Business Manager who reports to the Board. The Business Manager is responsible for the day-to-day financial affairs of the Association.

Are there fees, and what services are provided to the homeowners?

Summit Knolls Homeowners Association is self-governed and self-managed. The following services are provided for our homeowners and the cost is included in a monthly assessment fee: trash removal, snow removal, grounds and common area maintenance, capital improvements; i.e., roofing, siding, private streets, sidewalks and their maintenance; common area lighting, and the costs for contracted and employed services to conduct the day- to-day business of the Summit Knolls Homeowners' Association. Our monthly assessment fee is due on the first of each month and paid to the Summit Knolls Homeowners' Association by each homeowner. The monthly assessment fee is determined by the annual budget, and for the fiscal period 04/01/24 to 03/31/25 is $232.00.

In addition to our monthly assessment fee, the annual insurance assessment, which is determined by the annual premium divided by the 238 residences, is billed to the homeowners at the time of the renewal of the coverage. It is separate from the monthly assessment fees and due from the homeowners at the time determined by the terms of their billing statement. The current annual insurance assessment is $303.32. The coverage term for this payment is 07/27/23 - 07/26/24.
